Current investment project
Our current investment project is the purchase and renovation of the Fairfield Inn & Suites by Marriott in Valdosta Georgia. Marriott wishes to reposition their Fairfield Inn & Suites brand to compete with the Hampton Inn chain of hotels. This will require some upgrades to the hotel. The hotel is located at 2010 West Hill Avenue, Valdosta, Georgia 31601. The city of valdosta is located 120 miles northwest of Jacksonville, Florida and 240 miles south of Atlanta, Georgia. The Marriott group has over 3,400 Marriott affiliated hotels in 68 countries throughout the world.
The current hotel opened in 2008 under the Wingate by Wyndham banner and has 132 rooms and 17 suites. It is located on Interstate 75 with excellent visibility from the highway and is located approximately 100 yards from the local convention center. Although the hotel is in good condition, many aspects will be modified during the renovation to improve the guest experience and give the hotel the Marriott theme.
There will be more than 160 permanent new jobs created (direct and indirect) by the renovation and the operation of the hotel. This means there is a maximum of 14 limited partnership unit available for this project. The limited partners are attributed an annual priority return of 1% each year. The investors will take back 50% of their investment after 2½ years. The entire investment will have been reimbursed after a period of 5 years. The total project cost is 8,932,359 $USD. The purchase price is 6,878,559 $USD and the renovation expenses are 2,053,800 $USD. All the details of this project are available upon request.
